C'mon Over to Iowa!
« on: June 11, 2015, 06:31:23 am »

I live here so of course I'm biased...

Richest soil around.  Tilling up your garden area and seeing all that black gold is breathtaking.  You know your plants will be bringing forth some pretty sweet fruit in that stuff.

Need a permit to purchase/carry a weapon but that is par the course for most of the country.

Homeschooling is well accepted and continues to gain ground.

Weather... well, 3 out of 4 ain't bad.  Darn cold winters but April to October is pretty nice.

So c'mon down/up/over to Iowa.  We'll have a pile of sweet corn and a 1" thick pork chop waiting for you.

When I was involved in commercial real estate, the old axiom of "Location, Location, Location" became more than just a repetitive word to help stress the CRITICAL IMPORTANCE of location.

The first Location was to determine your DEMOGRAPHIC AREA. Mc'Donalds draws from a 2 block area (crowded cities) to a 4(+-) mile area. Bass Pro might draw from a 100 mile area or more. It varies from business to business. In the case of choosing a home base, you will probably want to invert the ratio, with the FEWEST people around or perhaps the greatest number of the right kind of people.

The second Location was VISIBILTY. In business you wanted the greatest number of potential customers to be able to see you. If they could not, you had to make up for this with advertising. Again, with a home base, you would probably want to invert this, with the greatest number of people who CANNOT see you.

The third location was ACCESS. If you had customers in the area (1) and they could see you (2) they then had to be able to quickly and easily Access your sight. Things such as medians, no off ramp etc. could work against you. A home site may again want the opposite of easy access.

Just thought I would pass this along, whether you are going into business or locating a Gulch.

Also, know which side of the road to put a doughnut shop or a liquor store. Answer; the easy (usually right side in US)  side of the road to get off and back on. But the critical difference in the two is a doughnut shop should be locate on the "going to work" side of the road and a liquor store on the "going home side" of the road. People most often buy doughnuts in the morning and liquor in the evening. Not sure how this relates to choosing a gulch site but thought I would throw it in. You cannot imagine how many business I have seen fail because they ignored this one simple rule. A traffic count with time/direction flow is essential BEFORE locating a store.

I need abundant game, trees, hills, mountains, streams, rivers, ponds, lakes....etc..... within walking distance for 100 miles in every direction. Oh...and very few catastrophic storms, such as tornadoes. As much as I would LOVE to join your group, you can't find all of those characteristics in Iowa. I'm not knocking it, just stating that it's not for me. :dontknow:

Don't want much, do you?   Good luck with that.

Me? I just want to be left alone right here where I am, warts and all.

I have that right now. Now you know why I'm so reluctant to leave NYS. For life sustaining resources, there is no place better. Well....Maybe West Virginia.

Each to his/her own, obviously. Any part of New England is too close for me to the sociopaths in DC... and the rest of the psychos on the east coast. I escaped the psychos in Calif. That was close enough to disaster for me. :)

Mountains eh?  Well, ol' Farmer John has some grain elevators you could scale...  I do miss the trees and lakes of Michigan but fortunately our group has about 40 acres of woods on the 'stead.  Enough to satisfy me at least.

Sounds like there must be hot and cold running mosquitoes there!  The mosquitoes here are pretty bad this year, and we only have two small ponds within a few miles.

After living most of my life in the desert, I never dreamed I'd be faced with a year when I was ALMOST ready to complain about too much rain!!! Supposed to rain off and on all weekend, and all next week as well... again! But I won't complain as long as it just doesn't hail again. sigh No guarantees, of course.

Hey Knobster, what is the gun culture like?

Open Carry?

people freak out when they see a gun?

call the police to swat them?

A permit is required for conceal/open carry.  A local group meets weekly at a restaurant (while carrying openly) to educate folks.  A few of my coworkers go to this and told me about it; I haven't yet attended one.  Personally I've never seen anyone carrying openly but I know quite a few folks who carry concealed.  There is a cop who lives a couple houses down - really down-to-earth friendly guy who thinks folks should be able to protect themselves.  I'll get his thoughts regarding open carry and what sort of reactions one may get.

Then you need to be in western NC, eastern TN, northeast GA, northwest SC, southwestern VA, or southern WV. They don't call it God's Country for nothin'.
